Manchester - 76 Deansgate

Bradys, acting for Casual Dining Group, have sub-let the ormer La Tasca Restaurant at 76 Deansgate, Manchester.  The restaurant provides a ground floor of 2,948 sq.ft. and basement of 2,652 sq.ft. 
The premises are held on a 25 year lease from June 2014 at a rent of £1650,000 per annum.
The Sub-Tenants were represented by Francis & Co.

Newcastle-Upon-Tyne - 34/40 Grey Street

Casual Dining Group have completed an assignment of the former Café Rouge at 34/40 Grey Street, Newcastle-Upon-Tyne to LFR Leisure Limited trading as Pizza Punks.
The premises are held on a 15 year lease from January 2013 at a rent of £80,000 per annum and comprises 2,220 sq.ft. ground floor and 1,600 sq.ft. at basement level.
This is the 3rd Pizza Punks outlet following the success of their restaurants in Belfast and Glasgow.
The Assignors were represented by Bradys and AT Retail.

LIVERPOOL - Unit 11-15, The Met Quarter

Bradys, acting on behalf of Kids Cavern Limited, have acquired Unit 11/15, The Met Quarter, Liverpool which extends to 15,212 sq.ft.  The premises have been taken by way of a 10 year lease.  
The Landlord, Metquarter Investments (Liverpool) Ltd were represented by Queensbury Real Estate

Manchester - New Lease to El Gato Negro

Bradys, acting for the operators of El Gato Negro, the highly successful King Street restaurant, have taken a new lease of the former Panama Hatty’s Restaurant at 43a Brown Street, Manchester.
The premises comprise basement restaurant of 5,916 sq.ft. (550 sq.m.) and sub-basement of 1,031 sq.ft. (96 sq.m.), and have been taken on a new 15 year lease at £80,000 per annum. 
The Landlords, Bruntwood, were represented by Metis Real Estate.

Liverpool - Assignment of PanAm - Albert Dock

Bradys, acting on behalf of Blackwater Bars Limited, have assigned the lease of PanAm on the Albert Dock to Incabrook Limited, the operators of Panama Hattys Restaurants.
The bar/restaurant, which provides a ground floor of 7,300 sq.ft. (678 sq.m.), first floor of 5,950 sq.ft. (553 sq.m.) and basement 1,527 sq.ft. (142 sq.m.), is held on a 35 year lease from June 2001 at a rent of £130,000 per annum. 
An undisclosed premium was achieved for the sale of the business.

Ormskirk - New Lease to Loungers

Bradys have let 22/24 Moor Street, Ormskirk, to Loungers on behalf of a private Landlord. 
The newly converted bar/restaurant, which trades as Nordico Lounge, comprises 2,200 sq.ft. (204 sq.m.) to both ground and first floors, has been taken on a new 15 year lease, subject to 5 year rent reviews at £57,500 per annum.

Blackburn - Unit 2, One Cathedral Square, Blackburn Cathedral Quarter

Blackburn with Darwen Borough Council represented by Bradys, have let unit 2 in the new, One Catherdral Square office building in the Cathedral Quarter of Blackburn. 
The premises have been let to Amano, a new Italian Restaurant and Cocktail Bar - a new division of Moka Cafes of Preston, the well established coffee shop operator who also operate the Theatre Bar & Grill and Blue Bayou in the city.
The premises extend to 3,112 sq ft with a large external terrace and have been taken by way of a new 10 year lease at a rent of £45,000 per annum.  The tenants were represented by Morgan Martin.

Bradys were recognised by the Estates Gazette as being amongst the top three most active Retail Agents in the North West Region during 2013. The ranking was produced by monitoring the transactional activity undertaken by each Practice in the Retail Sector during the course of the year.
